Selling multifamily property is a completely different beast compared to single‑family homes. Here are the biggest takeaways I learned from a recent Triplex sale - the kind of lessons you only learn by living through them.

1. Understand Jumbo Loan Requirements Early

Triplexes in Pleasanton almost always fall into jumbo‑loan territory. What I didn’t realize at first was:

  • Jumbo loans typically require 20–25% down, which becomes a huge number when the purchase price is around $2M.

  • Not knowing this upfront can limit your buyer pool or slow down the process while buyers scramble to adjust their financing.

  • I am not saying it is impossible, you can, we did it with 15% downpayment only but it is more tedious for the loan process.


2. Jumbo Loans Need More Time, A Lot More!

Unlike SFHs, multifamily properties often require manual underwriting, extra documentation, and more layers of review. Here’s what that meant in real life:

  • A standard 30‑day escrow wasn’t enough.

  • We needed closer to 45 days to get Clear to Close.

  • Because of the delay, my buyer had to pay $200/day to extend escrow just to protect their 3% deposit.

Time really is money! Especially in multifamily.

3. Limited Access = Limited Inspection Opportunities With tenants occupying the other units, access was extremely restricted:

  • We were only allowed one brief walkthrough before writing the offer.

  • Any repair or compliance issue became a potential delay.

  • For example: the water heater wasn’t double‑strapped. Once corrected, the underwriter still needed 1–2 extra days to approve the condition - another reminder that even small items can slow down a jumbo loan.
